In the short term, it could even save you money if a problem found by the inspector justifies offering the seller a lower price for the house.

In our society of fast food and long hours spent at jobs, it is not difficult to add weight at all.

That is the easy part.

The hard part is how to shed those extra pounds.

With the right dieting and discipline, it can be done.

Here are a few smart dieting secrets to help you achieve an ideal weight.

Start your diet with a food diary, record everything you eat, what you were doing at the time and how you felt.

That helps you gain insight about yourself, your temptation, the emotional states that encourage you to snack.

Instead of eating the forbidden piece of candy, brush your teeth. If you’re about to cheat, allow yourself a treat, then eat only half a bite and throw the other half away.

When hunger hits, wait 10 minutes before eating and see if it passes. Set attainable goals. Don’t say, “I want to lose 50 pounds.” Say, “I want to lose 5 pounds a month.”

Get enough sleep but not too much. Try to avoid sugar. Highly sweetened foods tend to make you crave more.

Drink six to eight glasses of water a day. Water itself helps cut down on water retention because it acts as a diuretic.

Taken before meals, it dulls the appetite by giving you that “full feeling.”

Diet with a friend. There is strength in numbers.

Support groups are important, and caring people can help one another succeed. Start your own, even with just one other person.

If the pie on the counter is just too great a temptation and you don’t want to throw it away, freeze it.

Keep an orange slice or a glass of water by your bed to quiet the hunger pangs that wake you up.

If you use food as a reward, establish a new reward system. Buy yourself a non-edible reward.

Write down everything you eat - - everything - including what you taste when you cook. If you monitor what you eat, you can’t go off your diet.

Weigh yourself once a week at the same time. Your weight fluctuates constantly and you can weigh more at night than you did in the morning, a downer if you stuck to your diet all day.

Make dining an event. Eat from your own special plate, on your own special placemat. Borrow the Japanese art of food arranging to make your meal, no matter how meager, look lovely. Make eating some kind of a ceremony.

This will lessen the habit of automated eating.

This is a trick that helps chronic over-eaters and bingers pay attention to their food instead of consuming it unconsciously.

Don’t shop when you’re hungry. You’ll only buy more fattening food. Avoid finger foods that are easy to eat in large amounts.

Avoid consuming large quantities of fattening liquids, which are so easy to overdo. And this includes alcoholic beverages.

Keep plenty of crunchy foods like raw vegetables and air-popped fat-free popcorn on hand. They’re high in fiber, satisfying and filling.

Leave something on your plate, even if you are a charter member of the Clean The Plate Club.

It’s a good sign that you can stop eating when you want to, not just when your plate is empty.

Lose weight for yourself, not to please your husband, your parents or your friends.

Make the kitchen off-limits at any time other than mealtime. Always eat at the table, never in front of the TV set or with the radio on.

Concentrate on eating every mouthful slowly and savoring each morsel. Chew everything from 10 to 20 times and count!

Never skip meals (unless you’re not hungry)

Feng Shui Interprets Homes in the Hills

Everyone loves a home with a view and that includes adherents to feng shui. The expansiveness of the view can relieve a lot of modern stress that most of us collect year after year.

Energy, which the is called “chi” or “qi” in Chinese metaphysics, can be carried along roads and streets. When the street is straight it does not do much to improve the inherent energy. But when a street winds and curves, as is always the case in hilly areas, then the chi or air currents get more powerful and positive. There is no coincidence that more affluent people usually live in the hills and not in the flat lands.

But there are also downwfalls and disadvantages to being in a hilly area and some of it is common sense, following along the rules of nature. One example is a house which sits in a hilly area but near the bottom of some section, in a canyon. Homes below street level miss out on some of the good energy that winds up the hill via the street. These homes are more prone to flooding as well.

Similarly, the house which sits at the very top of the mountain, with no hill behind it for support or any trees, this is a very vulnerable home. The wind can whip around it too forcefully, often making the occupant desparate and unhappy.

It goes without saying, but I’ll say it anyway, a home should only be built on a nice spacious pad of land in the hills (not teetering off a cliff) and most definitely on solid ground. It is always a sad sight to see a beautiful home slide right down a hill because it was not built on bedrock or when provisions were not made for proper water drain off.

In feng shui philosohphy, the mountain represents people and their hearts. Generally, people who live in the hills can be kind people, as compared to people close to water. Proximity to water brings wealth, but also a cunning personality. Living close to both water and mountains (i.e. Malibu) has its pros and cons.

Half-a-lifetime Mortgage Appeals to Some Buyers

Can you imagine taking on a debt that will take you 50 years to pay off? That’s half a lifetime.

Yet, a few banks and mortgage companies are offering 40 to 50-year loan products for the purchase of a home.

The attraction is that you can buy more ome for a lower monthly payment. The disadvantage is that with the added years comes hundreds of thousands in interest payments.

“A big part of selecting a 50-year mortgage is the payment size,” said Larisa Meyer, a new home buyer. “I also know that in a few years, I will have some equity. It won’t be a ton, but there will be some.”

Most experts are warning consumers that longer-term mortgages do not come with the fixed-interest rates like 30-year mortgages.

For example, a 50-year mortgage may have a fixed interest rate of 6.5% for the first five years, after which the rate adjusts annually. Many will also require a “balloon payment” after the first 30-years, which makes it really a 30-year mortgage with the payments of a 50-year.

Lenders say that most mortgage holders will refinance or sell long before the 30-year balloon payment. Many will before the interest hits the adjustment period. Most Americans only own their homes for seven years.

“I haven’t talked to a client yet who intends to hold a mortgage for 50 years,” Pirius said. “But that low payment helps people qualify. It gets them into that home and getting the tax benefits of ownership.”

The payment on a $250,000 mortgage at 6.5% interest for 30-years is around $1,580 a month. A 50-year at the same rate has a payment of approximately $1,410. That’s a savings of $170 a month.

One of the major drawbacks of long-term mortgages is, according to Keith T. Gumbinger of HSH Associates, the slow building of equity. He said that when compared to interest-only loans, there’s very little difference.

Gumbinger calculated that on a $275,000 mortgage for 30 years at 6.75%, a consumer would pay $367,112 in interest over the life of the mortgage. The same mortgage at 7% and a 40-year term would result in $535,290 of interest. At 7.25% for 50 years, the interest totals $749,476. There is less than $100 difference in the monthly payment amounts between the three mortgages.

“You really can’t think of these as long-term financing vehicles because the interest cost is overwhelming,” explained Gumbinger.

Experts agree that many lenders are simply looking for a way to stand out in a stagnanting market place. With interest rates on the rise and the housing market cooling off, many lenders are looking for a way to compete.

Your Anchors & How They Keep You From Your Weight Loss Goals

Anchors are the reasons that attach you to any behavior. Your anchors originated from extremely strong repetitive memory associations, which are triggered by your five senses of hearing, vision, smell, taste, and touch. You are constantly being anchored in different ways through out your life. For example, when you hear a certain song and it brings back a memory of a certain person, or a place in time, this is an audio anchor or an anchor triggered by your sense of hearing.

Have you ever met someone for the first time and noticed that something about them reminds you of someone or something else? This is a visual anchor or an anchor triggered by your sense of sight. Until now all of your anchors have been installed in your subconscious mind by someone else or by accident and in most cases you were not even aware of them. Now for the first time through the process of Burris MIND/FITNESS, you can learn how to anchor a reaction or behavior you want on purpose and consistently get the results you want over and over, until you are assured of attaining your weight goal.

I wasn’t even hungry!” How many times have you asked yourself this self-defeating negative question “Why Did I Eat That?”

The second you asked yourself this question, your subconscious mind is triggered into action to find an answer, which in turn produces a correlating picture. Surprise, surprise what did it find in your subconscious eating behavior program? It found you ate the cookies because you were feeling fearful, guilty, angry, or bored. Of course it did because that is exactly how you were programmed as a child to react to fear, guilt, anger, or boredom. Once again your subconscious mind will take this answer and the correlating picture of you being overweight and use it to anchor you even deeper to your childhood program.

Here is where the fun starts, what you have to do in order to change your existing negative anchored behaviors of “No Thought Eating?” You simply restructure your question from its negative form of “Why did I eat that?” to a positive form question of “How can I stop this no thought eating when I am feeling fearful, guilty, angry, or bored?” Your subconscious mind will now produce a positive answer to your new positive question such as: When you are feeling fearful, guilty, angry or bored, find an activity you enjoy in place of eating. Once again these new answers will produce empowering correlating pictures that will move you toward your weight goal. It is truly that simple, positive empowering questions = positive empowering results.
From this time on, it is essential that you are always conscious of your inner voice, thereby insuring that all of your self-questions are positive ones and insuring that you always maintain a positive emotional state.

Regardless of weather your goal is a change in diet for weight loss, an increase in your fitness program or to take control of an eating disorder such as anorexia or bulimia. In the end the question you need to ask yourself is…Am I completely happy with the mind running itself or do I need to take control of it? Managers Reward Behaviors They Want Repeated

This basic management principle will go a long way toward helping managers raise the productivity of their organizations. Yet, in their haste to get the job done, many managers forget this principle and focus more on punishment than reward.

Back in my corporate life, my company hired a management trainer to come into our organization to help us fine-tune our management skills. I’ll never forget one of the techniques he used to teach us this principle.

First, he sent one of the seminar attendees out of the room. Then he asked one of us to hide a playing card. If I remember correctly, the card was hidden inside one of the books on the shelf in the meeting room. The attendee was then called back into the room and asked to find the playing card.

Of course, he had no idea where to look, so one of us was given a small bell to ring when his movements took him in the direction of where the card was hidden. If he turned the wrong way, the bell was silent.

It was amazing. In just a couple of minutes he was standing in front of the bookshelf. In another minute, he had the correct book in his hands and flipped through it until he found the playing card. Grand total: Maybe three minutes.

Then the seminar leader tried the opposite approach. He sent another attendee out of the room and another playing card was hidden. Only this time when the attendee returned to the room, he received a stinging slap on the upper arm with a rolled up newspaper each time he made the wrong move; that is, when he moved in the wrong direction.

Instead of continuing to use a trial and error approach like the first attendee used to successfully find the playing card, this attendee froze to avoid both the discomfort of the newspaper and the humiliation he felt in front of his peers. He simply stood still. He quit trying.

Lesson learned: Employees learn faster and more comfortably when managers use rewards versus punishment to achieve desired behavior. The sound of the bell ringing rewarded positive behavior and the sting of the newspaper punished negative behavior.

Another example is when an employee violates a company rule. It’s important to take immediate action. If other employees observe that you have allowed one of their fellow employees to violate the rule — and you take no corrective action — that is the same as rewarding negative behavior. You are sending the message that being a few minutes late is okay. Every organization must have minimum conditions of employment and enforce those minimums.

I worked with a manager on a consulting assignment recently who complained to me that he had been unable to get one of his employees to meet deadlines. Yet he had taken no action. In fact, he had never even sat the employee down and dealt with the unacceptable behavior. When I interviewed the woman, she had told me that her relationship with her manager was excellent. As it turned out, she has actually received a raise just a few months earlier and her review was totally positive.

If managers want different results, they must reward the behaviors they wish to see more of. Most employees want to please their supervisor. Most employees want to do good work. Managers generally get the behavior that they reward.
